arrow_downward Create my receiptThe LAU does not impose a template, but it does set a minimum content: amounts itemised by concept and the current rent. The rest is what turns the receipt into clear proof of payment.
Name and NIF of both parties, as they appear in the lease.
The full address of the rented flat, plus the room if you rent by the room.
The month and year the payment covers.
The current rent, shown apart from any charges you pass on (community fees, utilities). Article 17.4 LAU requires it.
Writing the amount in words removes doubt if the figure is misread or altered.
How it was paid, where and when the receipt is issued, and the signature of whoever collects.
Yes, with one exception. Article 17.4 of the Urban Leases Act requires a receipt for every payment to be given to the tenant, unless the lease sets a payment method that already proves the tenant has paid, such as a bank transfer.
Even if you are paid by transfer, a receipt is still useful: it is the document that separates the rent from community fees or utilities. And if you fail to give one when it is due, any costs the tenant incurs to prove payment are on you.
Since Law 12/2023, article 17.3 says rent is paid by electronic means. Cash is only allowed as an exception, when one of the parties has no bank account or no access to electronic payment and asks for it. If you are paid in cash, the receipt is the proof for both sides.
These rules cover residential leases. Commercial premises let to a business are documented with a VAT invoice, not a receipt.
Your name and NIF, the tenant's, and the address of the flat. If you charge extras, add them on their own line.
The receipt updates as you type, with the total in figures and in words.

Yes. Article 17.4 LAU requires a receipt for every payment, unless the parties agreed on a payment method that proves payment by itself, such as a bank transfer. The receipt must itemise the amounts by concept and state the current rent.
If the lease sets payment by transfer or another method that leaves proof of payment, the law does not require a receipt: the bank record is the proof. It is still worth issuing one if you charge extras, because it is the document that separates the rent from community fees or utilities.
Only as an exception. Since Law 12/2023, article 17.3 LAU sets payment by electronic means, and cash is kept for when one of the parties has no bank account or no access to electronic payment and asks for it. In that case, always give a receipt.
Under article 17.4 LAU, if you do not give a receipt, all costs the tenant incurs to record the payment are on you.
The LAU sets no format or template, only the minimum content (amounts by concept and the current rent). Signing it identifies who issued it and is standard practice.
No. Residential rent is VAT-exempt and is documented with a receipt, not an invoice. Only renting commercial premises to a business requires a VAT invoice.
