1. Purpose
This Legal Notice governs access to and use of imotrack.com and the real-estate portfolio management platform providing services through that domain. Anyone accessing imotrack, browsing it or registering as a user accepts the conditions described here. If you do not agree, you must refrain from using the platform.
2. Who is behind imotrack
In compliance with art. 10 of Spanish Law 34/2002 of 11 July on Information Society and Electronic Commerce Services (LSSI-CE), the platform holder details are:

3. What imotrack is and does
imotrack is a real-estate portfolio management platform for private property owners with properties leased or being marketed. Among its main features:
- Management of properties, lease contracts, tenants, guarantors and managers.
- Tracking of income, expenses and mortgage credits.
- Automatic import and processing of contracts and invoices via AI.
- Market-value estimates of properties via AI, from cadastral data and user-entered characteristics. The estimate is indicative and is not an official appraisal.
- Per-property profitability calculation: cash flow, ROI and occupancy rate, calculated from user-entered data. Indicators depend on the quality of those inputs.
- Generation of supporting reports for real-estate income tax filings (Modelo 100 and Modelo 210).
- Management of four lease types: long-term residential, coliving, short-term seasonal and holiday.
The platform is currently in a private, free beta.
IMPORTANT - What imotrack is not: imotrack organises your information and generates supporting documentation. It does not provide legal, tax or financial advice. The reports it generates are working tools, not opinions or tax filings. Responsibility for the final filing is always yours.
4. Access and use conditions
Access is free during the beta phase. To access features, you must register and accept the Terms and Conditions and the Privacy Policy.
By using imotrack you undertake to:
- Use the platform only for lawful purposes and in line with applicable rules.
- Not try to access, modify or delete other users data.
- Not enter false data or third-party data without their consent.
- Not take actions that may damage, disable or overload the imotrack systems.
- Not reproduce or distribute platform content without express authorisation.
imotrack may suspend or cancel access for any user who breaches these conditions, without prior notice.
5. Intellectual property
All imotrack content (design, code, texts, logos, icons, "imotrack" trade name and navigation structure) belongs to Theo Christopher Belnou or to third parties who have authorised its use. It is protected by Spanish Royal Legislative Decree 1/1996 on Intellectual Property and by Law 17/2001 on Trademarks.
Any reproduction, distribution, public communication or transformation of platform contents without express written authorisation from the holder is prohibited.
Data you enter in imotrack (properties, contracts, invoices, tenant data) is yours. imotrack acquires no rights over it beyond what is strictly necessary to provide the service, as set out in the Terms and Conditions and the Data Processing Agreement.
6. Limitation of liability
6.1. Service availability
imotrack is in beta. We do not guarantee continuous or uninterrupted availability. The service may be interrupted for maintenance, updates or technical failures without prior notice. During the beta there is no committed service level (SLA).
6.2. Information accuracy
We take the utmost care with the data imotrack processes and generates, but the tax reports and exports are supporting documents, not tax advice. We assume no responsibility for errors in tax filings you submit using information generated by the platform.
Automatic data extraction via AI may make mistakes. You are responsible for verifying extracted data before using it.
6.3. Rental receipts
Rental receipts generated by imotrack are internal management documents. They have no official evidential value of payment and are not the equivalent of a receipt signed by the landlord. The documentation evidencing compliance with your obligations towards tenants and authorities is your responsibility.
6.4. Lease types
imotrack manages four types of lease. The legal regime for each is different: Spanish Law 29/1994 on Urban Leases (LAU) applies to long-term residential; regional tourism regulations of each autonomous community apply to holiday lets; and the Spanish Civil Code applies to seasonal lets. The user is solely responsible for knowing and complying with the rules applicable to them and for obtaining any necessary authorisations.
6.5. Third parties and external links
The platform may include links to third-party sites. imotrack is not responsible for the content or privacy policies of those sites. Including a link does not imply any recommendation or commercial relationship.
6.6. AI-based value estimates
imotrack generates indicative market-value estimates for properties from public cadastral data and information entered by the user, processed via AI. These estimates are purely informational and do not constitute an official appraisal, expert valuation report, professional opinion or any other document with evidential value for tax, mortgage, judicial or administrative purposes. imotrack assumes no liability for economic, legal or financial decisions made on the basis of these estimates. For any purpose requiring an official valuation, a qualified professional must be consulted under applicable rules.
7. Data protection
The processing of your personal data is governed by the imotrack Privacy Policy, available in the footer, and by GDPR and LOPDGDD. To exercise your rights you can write to [email protected] or use the mechanisms available in Account > Privacy inside the platform.
8. Cookies
We use first-party and third-party cookies. You can manage your preferences through the cookie banner or via the "Manage cookies" link in the footer. Full details are in the Cookie Policy.
9. Applicable law and jurisdiction
This Legal Notice is governed by Spanish law. For any dispute arising from access to or use of the platform, the parties submit to the courts of Valencia, expressly waiving any other jurisdiction, unless consumer rules establish a different one to the user benefit.
10. Updates
We may amend this Legal Notice at any time. Changes will be published on the platform with their effective date. If you continue using imotrack after the changes are published, we understand that you accept them. Updates to the holder details will follow the clause in section 2, without rewriting the rest of the document.
