Put your lists of properties, tenants and leases into a spreadsheet and upload it to imotrack as it is: AI recognises the columns, suggests where each value goes and you review before saving. If your leases are in PDF, imotrack extracts tenant, dates, rent and deposit from each one. For a 5 to 20 flat portfolio, migration takes one or two hours; for larger portfolios, the imotrack team helps case by case.
No. imotrack runs in the cloud: you sign in from a browser or the iPhone app, and your data is hosted in the EU. In exchange, you install nothing and do not depend on one specific computer. If you need to work offline with the data on your own machines, the NetFincas desktop version is the better fit.
It does not file returns or generate official forms. What it does is keep the whole year in order: income, deductible expenses, depreciation and each lease's reduction. The summary for Modelo 100 (residents) or 210 (non-residents) is one click away, ready for Renta Web or your gestor. If you want to generate the VAT, IRPF or 347 forms from the program itself, NetFincas states on its website that it does.
